A couple of weeks ago, Rosin Bros held a free Building Information Session at the Master Builders Association ACT centre in Fyshwick.
It was lovely to see so many people turn up, excited to glean some inside information into planning and building a new home, doing a knock down rebuild, or making additions/alterations to their current home.
We kicked off the evening a little after 7pm with the most frequently asked questions people have about building, such as:
- How much does it cost to build, or do a knock down rebuild?
- Will we get our money’s worth?
- How do we ensure our home is built to our satisfaction?
- What will the house look like?
- How do we get started?
- What is the building process?
- What happens if my builder goes broke during the build?
Then, we got straight into planning for a successful building journey.
Building with confidence
We discussed the importance of preparing yourself for building a new home, doing your research, readying yourself for life during the build, and effectively choosing and briefing your builder.
At Rosin Bros, we are firm believers in having our clients create the perfect brief – one that outlines exactly what they want to achieve. All of our clients receive a detailed questionnaire at the start of the planning phase, to help them solidify their building goals.
A great brief isn’t a one-off activity that gets thrown in a drawer after you write it. It’s a constantly evolving document that becomes a detailed vision of your dream home. A solid brief is the best way to help your builder, architect, interior designer, and any other important parties, understand exactly what you want and need.
We also shared some real life stories (good and bad), to help everyone start their building journey a step ahead – knowing what to look out for and what to replicate to get a great result!
Building a team
Many of our attendees were surprised by our recommendation to get a team together as soon as possible.
In our experience, lots of people think about building for years, before trying to assemble a team to start building in a month or two.
Rather than rushing and falling down at the start, it’s a great idea to open discussions early. Take the time to choose the perfect team, and then spend the right amount of time ensuring that they’re all on the same page as you.
You can start by engaging a Canberra builder, who will often have relationships with local building designers, architects and interior designers. If you want to start with an architect, look for someone who has created home designs that you love. Architects are highly qualified, and incredibly knowledgeable on technical and planning requirements. Building Designers often have knowledge in this area too, though a draftsman may not provide the end-to-end support you need throughout the build process.
Towards the end of this segment, we also discussed what to look for in a builder, how to spot the genuine ones, and key items in your Building Contract that are essential for you to understand.
