In September, Rosin Bros was again honoured to win the Housing Industry Association (HIA) ACT and Southern NSW Custom Home of the Year award ($900k-$1.2m category).

Working with Adam Hobill from Adam Hobill Design, we completed a knock down rebuild of a house in O’Connor for a lovely family of four who were excited to build a new home that would better suit their needs.

For those who have ever wondered what goes into building an award-winning home, and what the build process is like, we sat down with Doris Bozin (owner of the O’Connor property) who kindly shared her family’s story.

The building journey

“We had built a double storey house in Ainslie 10 years ago, but after we had children it didn’t suit us anymore,” recounts Doris. “So we decided to sell and build again – this time a single storey.”

“We found the perfect property in O’Connor for a knock down rebuild: a quiet street with a relatively flat but elevated block, no regulated trees, and close to family, work and school. The existing house was double storey, so although the block was perfect the house wasn’t right for us.”

Doris says that after purchasing the block, they had a designer draw up their ideal plans and then went to tender for a builder.

“From four builders, the tender came back a lot more than we thought it would, and we began to think it wouldn’t be possible. But Robert worked with us, and introduced us to Adam Hobill who helped shape the design in a way that we felt comfortable but that fit within our budget. If it wasn’t for Robert’s help, we wouldn’t have proceeded with the build.”

After settling on the design, Doris and her husband went through the extensive process of choosing their inclusions, which Doris says was a very different experience from when they’d built a house 10 years prior.

“What’s available in the marketplace is completely different now. There’s so much choice, and it was a long process but we got there in the end. In some areas we knew exactly what we wanted, and in others it was painstaking trying to decide. We had lots of help from Robert on where to go, what products were available, and what would work in the house.”

After the building contract was signed and demolition was complete, Doris and her family watched as the house was built over the course of a year.

“It was difficult not being able to live in your own home while a new home is being built,” says Doris. “And we had to contend with the Christmas shutdown where builders aren’t able to work. But Danny was very sensitive to the challenges we were facing, and the need to have the house completed quickly without compromising on quality. And that’s exactly what he did.”

Since moving into their new home earlier this year, Doris says they are so happy with the result and how well it meets the needs of their family.

“We were very specific about some of the design elements. For example, we have an internal stone wall and courtyard, and a large alfresco living area to create a seamless flow between indoors and outdoors. We enjoy a lot of natural light in the family and kitchen areas. These were features that were important to us because, along with the simplicity and ease of single storey living, we wanted a sanctuary that allowed us to relax and unwind.”
